Needs Analysis:
We'll sit down with you over coffee to help understand your goals and dreams. We'll start by getting a feel for your financial abilities and proceed from there to consult with you regarding the types of homes your looking for, their location and potential availability.
Market Analysis:
After determining your needs we'll begin a search for homes to see if there are any that meet your criteria or if we need to adjust our thinking. Most often we'll email a list of potential homes to help you begin to narrow the choices.
Tour Homes:
After narrowing the choices we'll set a time to visit homes on our initial list. Afterward we'll discuss the results and see if we are on the right track or need to make some adjustments. We'll develop a new list and tour again.
The Offer:
Once a home has been chosen our firm will do research to determine what an asking price should be. If the home is a high end custom home we will probably ask that it be appraised to help determine the value prior to making an offer. We will present the information to you and work with you regarding a strategy on what the offer will look like. We will do the research, consult with you, and offer strategic options to give you the best opportunity for a successful purchase.
Negotiation:
After receiving a response to the offer, assuming the other party did not agree to all of our terms, we will review the counter offer and determine our next steps and options.
Contract:
Once the offer is accepted we have a valid contract. Our firm will make sure you and the other party meet the dates and committments on the agreement to protect your interests and earnest money along the way to closing.
Closing:
Prior to closing we will make certain that all parties are "proceeding" to a successful closing. We will handle any questions, concerns, challenges and issues that arise prior to closing. At closing we will ensure that all documents are reviewed for accuracy and compliance.
